ZONING OF ENTRANCE GREEN SPACE


Something I’ve been hearing around the neighborhood since we moved in 20 years ago, was that the property on either side of the entrance to Lake Ramsey, i.e. the green spaces on either side of the road between the brick walls and the gate, which are owned by Mr. Mamoulides, were zoned commercial. There was this underlying concern that “something” would be built there quite incompatible with our neighborhood.

So I decided to see what I could find out about it.  It’s amazing the amount of information that is available through the Clerk of Court, St. Tammany Assessor’s and St. Tammany Zoning websites.  STP Zoning has a map you can pull up, zoom into, and click on various properties.  You don’t need a property description, an owner’s name or an assessment number.  The map (below, which can be found here) shows that those properties are not zoned commercial.  These areas are zoned A-1 Suburban.  The St. Tammany Planning Department’s website, Code of Ordinances, Part II Land Development, Chapter 130, Article IV-Zoning District, Division 6- A-1 Suburban, provides:

Division 6- A-1 Suburban, Sec. 130-386. - Purpose.
The A-1(D) Suburban District is intended to provide a single-family residential environment at a low density level. The A-1(D) district is located primarily in less populated areas where the character of the area should be preserved through low densities. To protect the intention of the district, permitted activities are limited to single-family dwellings, certain specified agricultural, and utility uses. All strictly commercial uses are prohibited in the A-1(D) Suburban District. Planned unit development overlays may be used in the A-1(D) Suburban District.  (Code 1998, app. C, § 5.0501; Ord. No. 07-1548, § 5.0501, 5-3-2007)

Who Owns the Lake??


FINALLY, WE OWN THE LAKE!


It is my pleasure to announce that a resolution has been reached as to who owns our lake!  Please be advised that whatever was required by the courts to record the transfer of our Lake Ramsey Lake appears to have been taken care of.  The assessor's sight now shows the lake belongs to the homeowners of Lake Ramsey.  Attached here is the original conveyance, that had been signed by John Mamoulides as President of Intrepid, One Consort and Lake Lots back on February 5, 2014, that has now been executed. 


The Conveyance of the Lake, and the rights and privileges it gives to the owner of each lot contiguous to Lake Ramsey follows (click here for full document):


"Vendor (Mamoulides) specifically grants to the owner of each lot continguous to Lake Ramsey, a perpetual predial servitude of use; being 12 feet extending out from the rear property line of each lot, as shown on the above referenced plats, into and over and across the lake and lake bottom.  This servitude of use commensurate with the recreational use of Lake Ramsey, subject to the restrictive covenants for the subdivision and after approval from Vendees' architectual control committee."


Homeowners should refer to the specific CC&Rs for their phase for any restrictive covenants that may apply to your property.                     8/6/24
